Turning a Foreclosure into your family's home

Why not buy? There are some great deals on the market right now, but some of these deals need updates and repairs. With the 203k mortgage program you can finance these repairs into your loan. You can borrow up to 110% of the value of the home, make needed repairs, and even increase the value of the home. To learn more about this program contact us or Kathleen Sullivan at M&T Bank (540)548-6013. Her website link is on our links page.

Geothermal in Fredericksburg Virginia

You may ask, how can I help protect the environment, conserve energy, and save money at the same time? Today in new construction an easy way to do this would be to request a geothermal heating and cooling system. This new technology is actually quite simple in how it works. Geothermal works by harvesting the earths natural steady temperature of 55 degrees. It captures this heat by placing closed circuit tubes either 250 feet vertically into the ground or horizontally 6 feet deep. The system will then run water through the tubes which well be either heated or cooled by the earth. Though the installation of the geothermal heating and cooling system will in the short term cost more, in the long run it will save you money compared to an open air system. It will save you about 40 to 70 percent on heating and 30 to 50 percent on cooling. The average household will save close to 1500 dollars a year. The return on investment will take no more than five years.

Consider the facts

Foreclosures on the market are cheap, but are they a wise buy? Have you heard the phrase you pay for what you get? I believe in most cases this holds true when buying a foreclosure. I tell everyone that with Threshold Homes you know exactly what you are buying. Our homes are built to a high standard without the high mark up. Consider this, when you buy a home do you know if there is mold, mildew, rot, or problems with insulation behind the drywall. There are no guarantees when buying a resale or foreclosure. For your sake and your families health let Threshold Homes build you a home.

Art of building

Building a home isn't as simple as some people would think. Building a home is an art that takes experience and knowledge, but there are also certain procedures and processes that go along with the art. Another thing that most customers don't understand is that builders are able to buy products cheaper from vendors. Labor is also something we are able to receive at a lower rate. This art can also be stressful to people who are juggling a family, job, and other responsibilities. If you want to be more involved with the building of your home, its your home why should any builder not let you. If you are just trying to save money that's understandable but give any contractor a chance and see what it could cost. And remember everything and anything can be negotiated. Please look at our site more and see what program fits your needs and wants.

Problems Selling Land?

Most of the time people have problems selling land as a result of finding a buyer who can provide a large down payment. From my experience, most of the time, you won't be able to receive a loan with out at least thirty percent down. With our affordable home program we would be able to budget a home to go on your lot. Then with your real estate agent you would be able to list a property "To Be Built". This is not only beneficial to a potential buyer, but allows you to have more options. If this is something that interests you please contact us.
